Plastering in Hove, and what makes it different

Hove splits neatly into two kinds of plastering job. There are the grand Regency and early Victorian buildings around Brunswick Square, Adelaide Crescent and Palmeira, where the plasterwork is soft, lime-based and often listed. Then there is everything else: Edwardian villas, the tight Poets Corner terraces, the mansion blocks along New Church Road and the very large number of flats carved out of larger houses over the last fifty years.

In the Regency squares the guiding rule is to work with the building rather than against it. Those facades are stucco over soft brick, and internally the walls and ceilings are lime plaster on lath. Modern gypsum plaster is harder and less forgiving than the fabric behind it, so on the wrong background it cracks, or worse, it holds moisture against something that needs to breathe. Flat conversions are the volume work in BN3. Hove has an enormous stock of period houses split into two, three or four units, and the plastering issues that come with that are predictable: partition walls thrown up quickly that are now cracked along every joint, ceilings patched badly where services were run through them, and bathrooms or kitchens fitted into rooms that were never designed to take that much moisture. The lasting fix is to strip back to a sound background and re-plaster properly rather than filling the same crack again every two years.

Because so much of Hove is rented or let short term, timing matters. Agents along Church Road and Blatchington Road tend to work to tenancy change dates, which means a plasterer either hits the window or costs the landlord a month.
